Plans unveiled for 182-bed student accommodation in Roseburn

A new student flats development is being planned for the Roseburn area. The proposal, submitted by 7N Architects, outlines new accommodation for 182 students, predominantly in seven- to eight-bedroom cluster flats, with a small number of studios also available. 

The proposed location is 36 Russell Road, located a short 15-minute walk from Haymarket railway station. It is also close to Murrayfield Stadium, as well as Tynecastle Park, the home ground of Heart of Midlothian (Hearts) Football Club.

Russell Road is conveniently located near the University of Edinburgh and Edinburgh Napier University, with both institutions accessible by public transport within a 30-minute timeframe.

This location will already be familiar to many students, as there are already five Purpose Built Student Accommodation (PBSA) developments within an 800-metre radius of the Russell Road proposalrun by major student providers such as Prestige Student Living, CRM Students, and Abodus Student Living.

Although this could raise concerns about the “oversaturation” of student flats by local residents, the latest proposal comes at a time when student accommodation is in short supply. In 2023-24, there were 62,199 full-time students residing in Edinburgh, with a total of only 21,740 PBSA bedspaces in the city.
